This is the first paid step in the process, with costs ranging from $5,000-$20,000 depending on the scope of your plans.
Our expert team will meet you onsite to assess your site for buildability including comprehensive site survey to ensure we maximise the best use of your land and orientation.
We’ll discuss specific design ideas and how we can optimise them to make the most of your unique block. Initial concept plans will be created, and we’ll take the time to refine them until you feel fully confident.
There’s no rush, no pressure, and no stress—we want you to enjoy this part of your journey as you see your vision come to life on paper.
At this stage, we’ll also provide preliminary pricing, subject to final designs, finishes, and third-party consultants. This helps ensure we stay in line with your budget expectations, giving you peace of mind as we move forward.

Preliminary Building Agreement
This is the second paid step in the process.
Although your investment is around $20,000 subject to relevant consultants required.
This crucial step involves third-party consultants who conduct , geotech reports, structural and hydraulic engineering designs, bushfire and any other site specific reports associated with your block
We also complete the full set of architectural plans, arrange all building approvals and any other site specific consultants required for approval, and assist you in selecting the finishes for your home.
By the end of this step, all paperwork will be in place including final pricing capturing all relevant third party consultants costs selections and relevant site costs.
You’ll also receive, including a comprehensive contract and construction certificate, so weyou’re ready to start building.

Finally, painting, flooring, cabinetry, and appliances will be added, while external areas like landscaping, pools, and decking are completed to create the perfect finishing touch to your home and yard.
We’ll keep you fully informed throughout the construction process, promptly address any questions you have, and invite you onsite for in-person inspections to watch your home come to life.

We offer comprehensive assistance in furnishing your new home, working closely with our interior designers to handle everything—from setting up your beds to programming your TVs and meeting all your automation needs. You can simply move in and start enjoying your new space.
Then, we will return after 4 weeks, 90 days, and 12 months to further fine tune everything to ensure your total satisfaction.
